We seek to provide policy options to facilitate the adoption of gentle density solutions for consideration by the Ministry of Transportation and Infrastructure, the Ministry of Municipal Affairs, and the Ministry of Housing. This includes advocating for the modernization of financial mechanisms and lending products to better support Small Scale Multi-Unit Homes (SSMUH); enabling strata-titling of SSMUH, including Accessory Dwelling Units (ADUs), through provincial legislation; and updating the Real Estate Development Marketing Act (REDMA) to apply only to projects of seven units or more, allowing for streamlined regulations for gentle density projects with six units or fewer, in alignment with Bill 44. Additionally, we recommend amending the Strata Property Act to incorporate a dedicated section for properties with fewer than seven units.
